Resales Vs New Build.

Resale properties in Spain are still being sold in greater numbers than new build (off plan) properties but only just. There are a number of pros and cons to buying both resale properties and new builds. Resale properties tend to be slightly more expensive, may be up to 10% more than an off plan equivalent, but the price will normally include many extras such as furniture, white goods, light fittings, air conditioning etc.

If you are looking to move in quickly then with a resale you could be in within a matter of weeks. New builds you may have to wait between 3 and 18 months. With an off plan property, if you buy early enough you could change some of the features of the property, lay out, kitchen units etc.

To get a wide choice of both new and resale properties you need to visit a "proper" real estate agent who deals with the local builders as well as acts as an estate agent for resales. You will find that if you visit Spain with some of the larger companies that fly dozens of people over every week you will be shown only new build properties as they tend not to have any resales on their books.

So before you book your viewing trip to Spain make sure the company you are going with can offer you a wide choice of both new and resale properties.
